Abstract
In Chile the architectural design of all types of residential developments, and their related services, occurs with no significant consideration of sustainability or energy efficiency. This lack of consideration not only results in low standards of habitability, connectivity, integration and health problems but also in the associated, ever increasing operational costs. These costs affect the budgets of every socioeconomic strata of Chilean society but it is those of the lowest strata that feel their greatest impact. These problems are compounded in Chile's central valley, a climatic region with long cold winters, where many cities have been declared saturated in terms of airborne pollution. This contamination is a direct result of the thermally inadequate housing stock, with high thermal losses, the intensive use of poor quality wood for heating and the use of inefficient stoves and fires. The authors propose, in conjunction with the Ministry of Housing and 2 Urbanism, the study of a mixed-use residential building, which incorporates sustainable design at every scale from its urban placement to its last detail. In order to tackle the problems of connectivity and transportation and reduce unnecessary journeys, the building would form a micro-neighbourhood containing basic facilities, offices, shops, preschool education, allotments and social spaces. This paper presents an analysis of the problem and a study of the current international and Chilean situation of the building typology. It concludes that although there exists sufficient theoretical knowledge, that to some extent has been applied, the political will is faced by extremely tight timeframes to study, apply these theories and construct projects of this type. In Chile there do not exist mixed-use, mixed-tenancy residential projects that through there study and design generate local knowledge with regards to management, be it urban, architectural, social, economic or technological in order that the Chilean society might concern itself with these topics, learn and continue advancing according to its own Chilean reality.
